Appraisal, Property Valuation and Related Experience
Greg has personally appraised thousands of residential properties of various types since commencing appraising full time in 1992. Assignments have consisted of appraisals for the purpose of government & conventional financing, equity financing, estates, divorce, bankruptcy, relocation, market valuations, court expert witness assignments and REO/foreclosures. These appraisals have included the appraisal of existing homes, multi-family homes and small income producing properties, new homes per plans and specifications, waterfront properties, estate homes and lots and acreage. Greg’s prior experience in the sale of over 300 homes of various types and circumstances, his involvement in home construction and rehabilitation, investment in and management of many investment properties and involvement in land development and rezoning pertaining to several local parcels, have all contributed to his thorough and in-depth knowledge of property appraising, valuation and consultation. This experience is the foundation on which he is currently able to perform accurate, competent and timely appraisals within all industry standard, special and USPAP guidelines.
In early 2007, Colton Appraisal Group became the Area Development Office (ADO) for Zaio Corporation in the Maryland counties of Prince George’s, Anne Arundel, Charles, Calvert and St. Mary’s. Greg has acquired 10 zones through Zaio and is the specialized Zone Appraiser for the areas of Clinton, Fort Washington, Temple Hills, Suitland, Capitol Heights, District Heights, Forestville, Brandywine, Accokeek, Bryans Road, Waldorf and White Plains in Maryland. Continuing Education
Greg aggressively pursues excellence in the appraisal profession through continuing education. At all times, Greg maintains current standing in continuing education requirements as promulgated by the Department of Licensing and Regulation as well as the high standards set forth by the National Association of Independent Fee Appraisers of which Greg is a designated member.
